The Letting Process in 5 Easy Steps
1. Rental Appraisal
One of our qualified letting professionals will visit your property to undertake a comprehensive, free of charge, appraisal during which we will discuss in detail all aspects of the letting process. This will incorporate an overview of rental legislation and obligations, a visual check for any safety concerns, highlighting improvements where recommended, and determine the anticipated rental value and yield of the property.
Consideration will be given to the demand for properties within your area, the size, presentation and nearby amenities.
2. Property Preparation
Tenants make their decision on whether they would like to rent a property within the first few minutes of entering a property and it is therefore important to have a positive impact. A well-presented property will encourage demand resulting in you having a better choice of tenant. The property should be cleaned thoroughly, de-cluttered and the décor as neutral and light as possible. Gardens should also be neatly trimmed and tidy.
3. Viewings
We will arrange accompanied appointments for pre-qualified tenants enabling us to engage in conversation and have a better understanding of your prospective tenants’ situation. Subject to demand this will be done individually or in block viewings. You will be kept updated as to interest expressed by potential tenants and whilst landlords’ are not allowed to discriminate, we always endeavour to procure suitable tenants that will maintain their tenant obligations.
4. Securing a suitable tenant (subject to references and contract)
Once a suitable tenant has been procured and you confirm that you are happy to proceed in principal, applicants will be required to complete online referencing forms. We work in partnership with an independent referencing agency that will carry out comprehensive reference checks which will incorporate credit and fraud checks, employment and landlord checks and once all checks have been completed, we will be provided with a report detailing the findings. We will also fulfil the required Right to Rent and ID checks.
5. Paperwork & Compliance
Due to the constant changes in legislation surrounding lettings, it is our responsibility to ensure our clients are up to date and compliant with all the latest rules and regulations. We will prepare the tenancy agreement and associated documentation and notify you of your health and safety obligations and arrange checks as required. We will collect the move in monies including a security deposit and will arrange for a comprehensive detailed inventory which will be both written and photographic outlining the standard of the property. The tenants will be required to sign all Tenancy documentation before keys are handed over and we will ensure that deposit is registered in a government recognised scheme and that prescribed information is provided.
